Housing production moved to the factory: Modular homes designed with artificial intelligence delivered turnkey in 3-4 weeks

Housing production moved to the factory: Modular homes designed with artificial intelligence delivered turnkey in 3-4 weeks

8.8 million applications were made for TOKİ’s 500,000 social housing units; the demand is clear. The 8-14 month timeline of classic construction remains unchanged. The equivalent of this sector comes from technology: housing is now produced on an assembly line like a car, assembled on the ground without the need for cranes and construction machinery, and delivered within weeks.

Turkey’s housing agenda has long been stuck between two numbers: while demand for affordable housing is at its peak (over 8.8 million applications were received for TOKİ’s latest social housing campaign), the production speed of classical construction remains stagnant. Between foundation, formwork, concrete, and curing times, a single detached house takes more than a year to complete; and the cost continues to grow throughout the process.

The automotive industry, for example, solved a similar problem a hundred years ago with the assembly line. The same approach is now being applied to housing: the structure is produced in the factory, not on the construction site, and arrives at the site “ready to be assembled”.

How is housing produced on the assembly line?

The most advanced form of this approach is the modular housing system. The room-scale components of the dwelling (including walls, floors, ceilings, plumbing, and most interior finishes) are produced as “modules” in the factory; volumes with tiled bathrooms and installed kitchens come off the production line. No walls are built on the site; The finished parts from the factory are assembled on-site. A distinctive feature of the ifHaus system is that no crane or construction machinery is required for assembly. This means that assembly can be done even on properties with narrow streets, slopes, or where heavy machinery is not accessible.

The factory environment has two tangible advantages over a classic construction site. First, quality control: checks are carried out at every station, and errors are caught before the wall is closed. Second, the schedule: there are no rain, frost, or material waiting days at the production boundary.

On the materials side, ifHaus, one of the examples of this category in Turkey, uses a composite modular building system: structures planned with a 1×1 meter modular logic are produced with composite panels that come with heat-sound-moisture insulation inside the panel. The system has passed vibration and fire tests, eliminating the need for additional layers for subsequent insulation.

Is “3-4 weeks” a marketing slogan or the actual timeline?

The most striking feature of the system is its timeframe. Production at the factory takes 10-14 days, during which time the foundation is prepared on site; Since the two tasks run parallel, the timelines do not overlap. Once the modules arrive at the site, assembly takes 3-5 days, contacts and final inspections take a few days; The process is carried out without cranes or construction machinery. In total, the average time from contract to turnkey delivery is 3-4 weeks.

New generation prefabricated housing manufacturers in Türkiye have made this timeline a standard. The difference between the old perception of the category (thin-panel construction site barracks) and the new generation lies precisely here: insulation at the standard of permanent housing, documented materials, and tested systems; Electrical and water installations are prepared at the factory, and only contact is made on site.

On the pricing side, there’s a transparency that breaks with established practices: the new price of each model is clearly published on the site, and the list starts at 999,000 TL. Instead of bargaining, a “list price” logic familiar from the automotive sector is applied.

Where does artificial intelligence fit into the home?

The part that interests the tech reader doesn’t end with production. The design phase has also been moved to software: you enter the measurements of your property into ifHaus’s site-specific AI design tool, and the system draws a villa layout suitable for that plot in seconds. If you like it, the exact design goes into production at the factory.

This reverses the “look at the catalog first, then go to the architect” sequence: you first see your home on your own land, then you decide. On the manufacturer’s side, the process is also digital: the price list is live, and order and production tracking are managed from a single panel.

Critical timeline for TOKİ landowners

The most current intersection of this technology is on the TOKİ side. In the First Home Land program, allocation contracts were signed in the spring of 2026 and the distribution of title deeds began. According to official conditions, independent landowners must start housing construction within the first year and complete the core housing in the second year; the land cannot be transferred without fulfilling these conditions.

Meeting this timeline with conventional construction is difficult; Factory-produced housing perfectly matches this requirement. The details of the matter (models conforming to the 150 m² housing limit, step-by-step process and cost items) are compiled in the guide prepared for TOKİ landowners. For binding conditions, the address is, of course, TOKİ’s official announcements.

Three checks before buying

As the category grows, the variety of offers also increases. Three key points are critical in the decision-making phase:

  1. Written scope list: Does the offer cover only the main structure or a turnkey project? Two offers, but comparable in scope.
  2. Documents and test reports: CE document, earthquake and fire test reports, warranty periods.
  3. Transparent price and delivery time commitment: Is the current price list public, and is the delivery time stated in the contract?

Istanbul-based ifHaus is one of the representatives of this category in Turkey with its model family ranging from 48 m² compact plans to 227 m² villas. Production takes place in the factory, and my team is located throughout Turkey; The new standard for construction is: turnkey delivery in 3-4 weeks.
